Just as the name "bed and breakfast" indicates, a b&b must necessarily offer bed and breakfast, without forgetting adequate hospitality, so as to make the customer feel important and encourage him to return to our facility.

Regarding the welcome , which begins before the guest's arrival, this can be done by phone or email. During this phase, it's very important to provide the guest with all the information and directions needed to find the property, and preferably a telephone number—ours or the person who will welcome the guest on our behalf—whom the guest can contact for any unexpected issues or clarifications.

Remember to always communicate to the customer the time in which the room or accommodation will be available and make sure that the room is available for the established time, as your guest may be tired and consequently wish to use the room as soon as possible. possible.

If you are asked to access the room or accommodation before the established time, obviously where possible, try to please the customer: by doing so you will make a good first impression; if not possible, because perhaps the previous customer left the room in the morning and you have to finish cleaning, offer to notify the customer as soon as the accommodation is available.

When the customer arrives, try to always be present, so you can offer them a drink, ask if they need anything and, if your b&b has multiple rooms, show them your room and bathroom and all the information necessary for sharing spaces.

As for the overnight stay , another very important service, it is essential that the room is not only always clean upon the guest's arrival, but you will also have to take care of making the bed, changing the sheets, especially if the guest is staying for more than a week, replacing the bathroom linens and ensuring that your guest has everything they need, such as toilet paper, shower gel, hairdryer, etc.

These are not mandatory services but much appreciated by those who travel and who often wish to avoid carrying as many accessories as possible; if by reading the description of your b&b they discover that you offer these services there is a greater probability that they will choose your structure. Obviously if you tell them that you offer certain services, you will have to do everything possible to actually offer them, otherwise they may not only never return to your property but also leave a negative review, thus discouraging other customers from choosing your b&b.

Finally, one last service to offer the customer, also very important for the success of your guest's holiday, is breakfast , which can be continental or American.

However, to avoid unpleasant inconveniences it is preferable to ask your guest for information, as they may suffer from some intolerance or allergy or, more simply, follow a particular type of diet such as, for example, vegetarian or vegan.

There are many other services you can choose to offer in your B&B, such as free bottles of water in your room if the tap water in your municipality is not drinkable, or a brochure with the most important tourist attractions in your area. However, you should never forget to pay maximum attention to these three aspects, so as to satisfy your guests' needs and attract new ones thanks to word of mouth and positive reviews.
